The Property Suite is two products, and most people should buy one

A landlord does not run a resale shop. The catalogue's only two-product suite saves $54.00, the smallest of the eleven, and both of its rented comparisons answer only one of its halves. Here is who genuinely needs both, and the limit that decides most rental purchases before price does.

Every suite in this catalogue answers one job. The Property Suite is the one place the honest answer is two jobs, and they share a shelf because of what the store calls them, not because of who runs them. Rentara is rent and tenants: automatic posting, late fees and a tenant self-service portal for a portfolio you already manage. Bought apart at the single licence, that is $203.00. Bought as the Property Suite, it is $149.00 -- a saving of $54.00, arithmetic on the two single-licence prices above and nothing else folded in. An extended licence for the suite is $329.00.

Fifty-four dollars is the smallest saving of any of the eleven single-workflow suites in the catalogue, checked against all eleven suite pages on 2026-09-07: the next smallest is $68.00 and the largest is $206.00. The Compliance Suite saves $136.00 across five products and the Studio Suite $127.00 across four. That difference is not a judgement on either product -- it is what the arithmetic does when a suite has fewer members. A saving is bounded by what there is to discount, and a two-product suite has less absolute overlap to give away than a four- or five-product one. The size of the discount tells you nothing about whether the bundle fits your business; only the next section does.

Run the same arithmetic at the extended licence and the result flips. Rentara's extended licence is $229.00, Consigna's is $169.00; apart, that is $398.00. The suite's own extended price is $329.00, which saves $69.00 -- more dollars than the single licence saves, even though the suite has only two members. That is arithmetic, not a reason to buy extended: the extended licence exists for a business running the software on more than one domain it owns, or building and handing over one installation per client project, not for a bigger version of the same single-business purchase. If neither of those describes you, the single licence -- of one product or the suite -- is still the comparison that matters.

Who this is actually for

The business where both halves are true at once is a specific shape: someone who lets property and also runs a shop counter selling other people's goods on consignment -- a landlord who also operates a resale storefront, or one outfit running both under a single roof. That combination exists. It is not the common case, and this page will not write as though it were.

If only one of the two is your business, the single licence is the purchase, and the suite is not. A landlord with no resale counter should buy Rentara alone for $119.00. A consignment shop with no rental portfolio should buy Consigna alone for $84.00. In either case, that single-product price -- not the $149.00 suite price -- is the number to hold up against a subscription, because the other half of the suite is a product you would never open. Paying $149.00 for one product you will use and one you will not is not a saving; it is spending $30.00 to $65.00 more than the product you actually need.

Both of those answer Consigna's job -- running a resale counter and paying out consignors -- not Rentara's. Neither vendor is priced against Rentara on that page, and this page will say so plainly rather than let a reader assume the whole suite was weighed against them: the table above covers one product in the suite, not both. One month of either subscription already costs more than Consigna's one-time $84.00 price, but that comparison belongs to Consigna alone. It says nothing about the rental side of the bundle, because nothing on that page prices Rentara against a rented alternative.

The limit that decides most rental purchases

Before price enters into it: Rentara records rent payments, it does not collect them. Nothing it sends a tenant asks them to pay, because collecting the money is not a job the software does. If online rent collection -- tenants paying inside the software -- is the feature you are buying property software for, a subscription with a payment rail is the right product, and Rentara is not it. That is true whether Rentara is bought alone or as half of this suite, and it decides more purchases than the price does, which is why it is stated here before the price is.

Consigna's payouts sit on the same footing: penny-exact means the record of what a consignor is owed and what they were paid is exact, not that the software moves the money for you.

The decision

Buy the product that matches the business you run: Rentara at $119.00 if the job is rent and tenants, Consigna at $84.00 if the job is a resale counter and consignor payouts. Buy the Property Suite at $149.00 only if you genuinely run both, because the $54.00 saved is real but small, and it is not worth carrying a product you will never open just to collect it.
